These terms cover your use of milhomeex.com (Military Home Exchange), which is run by PCS Pay-It-Forward® (“we” or “us”). By using the site, you agree to them. If you don't agree, please don't use the site.
What milhomeex is
milhomeex is a free marketing platform. Agents and owners advertise homes for sale and for rent near military bases, and military families find those homes and contact the agent or owner directly. Listings come from agents and owners, not from an MLS feed, and we review each one before it goes live.
What milhomeex is not
- Not a real estate brokerage. We don't represent buyers, sellers, landlords or tenants, and we aren't a party to any deal. The agents on milhomeex are independent licensed professionals who work for their own brokerages.
- Not a mortgage lender. Estimates only. Not a loan offer, pre-approval, or commitment to lend. milhomeex is not a mortgage lender.
- Not a property manager. We don't take rental applications, screen tenants, sign leases, or collect rent or deposits. Any agreement is between you and the agent or owner.
Listings and estimates
We review listings, but we can't verify every detail. Prices, availability, photos, BAH figures and estimates can be wrong or out of date. Always confirm the home, the owner and the numbers yourself before you make a decision or send any money. Never wire money or pay a deposit for a home you haven't confirmed in person or through a trusted agent.
The VA Loan Estimator uses rough averages for property tax and insurance. Its starting rate is a published daily average (or a labeled example), not a quote, and you can change it. Your actual rate and payment depend on your lender.
Your account
- You must be at least 18 to create an account.
- You sign in with a one-time code sent to your email. Keep your email secure, because anyone who can read it can sign in as you.
- Give accurate information and keep it up to date.
If you list a home
- You must be the owner, or the owner's authorized agent, and allowed to advertise the home.
- Your listing must be accurate, and you must have the right to use every photo you upload.
- Agents must hold an active real estate license and follow their brokerage's and MLS's advertising rules.
- Your listing and your replies to families must follow fair housing laws (see below).
- You let us show your listing, photos and description on milhomeex, and share them with PCS Pay It Forward ambassadors who help families find homes. You keep ownership of your content.
- We may format, decline, pause or remove any listing, for example if it looks inaccurate, has already sold or rented, or seems unsafe.
Rules for everyone
- No false, misleading or discriminatory content.
- No scams or spam, and no asking families for money, deposits or financial details through milhomeex.
- Don't copy listings or agent details in bulk, scrape the site, or try to break or overload it.
- Don't share unit movement details, deployment schedules or anything else that could put service members at risk.
Fair housing
milhomeex supports the federal Fair Housing Act and equal housing opportunity. We don't accept listings or messages that discriminate because of race, color, religion, sex (including sexual orientation and gender identity), disability, familial status or national origin, or any other characteristic protected by state or local law, which in some places includes military status and source of income such as BAH.
If you believe you've faced housing discrimination, you can contact the U.S. Department of Housing and Urban Development at hud.gov/fairhousing or 1-800-669-9777.
Other businesses and websites
Agents, owners, brokerages, lenders and other services you reach through milhomeex are independent. We aren't responsible for what they do, say or charge. Links to other websites are there for convenience, and those sites' own terms apply.
No guarantees
milhomeex is provided “as is.” We work to keep it accurate and available, but we don't promise it will be error-free or always online, or that any listing is accurate, available or right for you. To the fullest extent the law allows, we aren't liable for indirect or consequential losses, or for any loss that comes from a deal, payment or decision you make with an agent, owner or lender.
Ending your use
You can stop using milhomeex and ask us to delete your account at any time. We may suspend or close accounts and remove content that breaks these terms.
Governing law
These terms are governed by the laws of the State of Florida, without regard to its conflict-of-law rules.
Changes to these terms
We may update these terms. We'll post the new version here with a new effective date, and using the site after a change means you accept the new terms.
